Semi Commercial Mortgage is a trading name of Lenzie Consulting Ltd. This website focuses on non-regulated finance for properties that combine commercial and residential use, such as shops with flats and mixed-use investment blocks.
Our regulatory position
We only deal with non-regulated finance. Where regulated funding is required, enquiries are referred to an FCA-regulated counterparty. We do not provide regulated mortgage advice or arrange regulated mortgage contracts.
Mixed-use property is not automatically outside regulation. Tell us if you or a relative intend to occupy any residential part so the appropriate route can be assessed. Where a referral is needed, we will explain the proposed introduction and identify the counterparty before sharing your details.
What to expect from an enquiry
Your enquiry gives us an outline of your property and finance requirement. It does not commit you to an application or guarantee that finance is available. Any proposed scope, fees or other terms should be explained before you proceed.
How we present information
Our guides distinguish general explanations from lender-specific criteria. Source links are provided where relevant. A lender mentioned in an article is a reference, not a statement that we are on that lender’s panel or can secure a particular product.
