Build a useful tenancy schedule
List every unit, its use, floor area where known, tenant, current rent, lease start, lease expiry and break dates. Show vacancies separately. Record concessions and arrears so contracted rent is not mistaken for rent actually being received.
Explain connected tenants and any part you use yourself. Distinguish independently let flats from an HMO or serviced accommodation; they are not interchangeable descriptions.
Income concentration matters
Consider what happens if the largest tenant leaves or several leases end together. The number of units alone does not prove that income is diversified. Use realistic vacancy and maintenance assumptions when deciding what repayments your own budget can support.
Understand the legal structure
One freehold with several units differs from a portfolio of separate titles. Shared access, insurance, services and repair obligations need to be understood. If you plan to sell or refinance individual units later, explain this before choosing a loan structure.

Keep investment and development distinct
A stabilised, occupied block and a scheme awaiting conversion are different proposals. Do not present projected post-works income as current rent. We discuss non-regulated finance requirements, with regulated funding referred to an FCA-regulated counterparty.
What distinguishes a mixed-use block from a residential block?
A mixed-use block contains both commercial and residential accommodation within the security being offered. A block of flats with no commercial unit is a different proposition, even where an unrelated shop occupies a neighbouring property. Establish the boundaries of the proposed security before discussing a commercial mortgage, and show how each unit is owned and occupied.
The lender’s categorisation may consider the share of commercial and residential value as well as the type of occupation. There is no universal definition that removes the need to review the building. A rent roll with twelve entries does not establish that there are twelve separate titles, nor that the units could be sold independently. The legal and physical arrangement must agree with the financial summary.
How should you assess the rental income?
Show contracted rent, actual receipts and estimated market rent in separate columns. Mark vacant units and rent-free periods clearly. Then list property costs such as insurance, maintenance, managing-agent charges and any expenses that cannot be recovered from occupiers. Gross rental income is a starting point, not the cash necessarily available for mortgage repayments.
Look beyond the total to the timing of leases. If the largest commercial tenant has an imminent break, the residential income may have to carry a larger share of costs during a void. If several tenancies end together, the number of units can overstate the diversity of income. A realistic investment budget tests these concentrations instead of assuming continuous full occupancy.
What does loan-to-value leave out?
Loan-to-value compares the loan with the property value accepted for lending. It does not establish that the rent meets a lender’s interest coverage or debt-service test. A mixed-use property with substantial equity can still raise affordability questions if income is weak, uncertain or tied to a single tenant. The lender’s treatment of vacant or connected-party units also needs to be understood.
For your own planning, compare both interest-only and capital repayment cash flows over a realistic holding period. Interest-only reduces the scheduled payment by leaving principal outstanding; it does not remove the eventual debt. Include fees and a reserve for costs before using a projected yield to justify a purchase. Our calculator illustrates repayment arithmetic, not rental-coverage approval.
Can units be sold or refinanced separately later?
A lender taking security over a whole block is not automatically committed to releasing individual flats or shops. Explain any proposed disposals before choosing a mortgage structure. A partial release may require consent, a specified repayment and further valuation or legal work. Ask how this would affect the remaining income, security and loan-to-value.
If the plan depends on splitting titles, new leases, independent services or a change of use, obtain advice on those steps before treating the projected proceeds as an exit. What should accompany a block-finance enquiry?
Provide a unit schedule, title outline, current mortgage balances and the purpose of the proposed loan. Explain unusual uses such as short-stay accommodation, HMOs or a tenant related to the borrower. Include material vacancies, planned works and any residential occupation by you or your family. These details influence the finance discussion more than a generic description of a “high-yield portfolio”.
Where a company owns the block, identify directors, shareholders and relationships between property and trading entities. Where several properties are offered as security, show each separately and identify existing charges. Common questions
Is a mixed-use mortgage the same as a residential mortgage?
A mixed-use mortgage concerns both residential and commercial elements in the security. Standard residential mortgages and semi-commercial mortgages have different purposes and criteria. Establish the building and occupation before selecting the product category.
How do interest rates and loan terms vary?
Lenders set their own commercial mortgage rates, repayment structures, fees and fixed or variable periods. Compare the complete costs over the same term. A fixed rate can last for less than the mortgage term, so understand the rate that applies afterwards.
Can limited companies borrow against a block?
Limited companies need assessment of ownership, borrower background, property, rental income and security. A company name or portfolio size does not guarantee a loan. Explain related-party tenancies and existing borrowing when describing the commercial investment.
How is the maximum loan calculated?
LTV compares borrowing with acceptable value, while rental coverage considers income against assumed interest or debt service. The maximum loan may be limited by either test or other criteria. A mortgage calculator does not establish the lender’s decision.
Can bridging finance fund works before a mortgage?
Short-term loans and a long-term semi-commercial mortgage require separate consideration. Set out the current property, works and exit. Projected income from future units is not existing rent, and an intended refinance is not committed repayment funding.
What matters in a block mortgage application?
A clear title and unit schedule, leases, actual receipts, vacancies, property condition, borrower and source of funds help define the case. The commercial property and residential parts must be described accurately. Personal occupation needs to be raised so regulated requirements can be referred.
