Where the figures come from.
Our location guides include property sale records and regional company-charge statistics. This page explains the sources, dates and scope of those figures.

Property sale prices
The sale figures come from HM Land Registry Price Paid Data, compiled by Construction Capital. They include detached, semi-detached and terraced homes, flats and maisonettes, and the Land Registry’s Other category.
The charts combine these property types. They describe the broader property market rather than commercial or semi-commercial buildings alone. The Other category does not provide a reliable count of commercial property sales.
Reading the charts
The median is the middle sale price when transactions are ordered by price. Each quarterly median uses that quarter’s recorded sales. A change in the median can reflect a different mix of properties selling, so it does not mean every building in the area has changed in value by the same amount.
We display a median when at least 30 sales are available for the quarter. An annual percentage comparison requires at least 30 sales in both quarters. Each chart includes the transaction counts and exact figures in a table.
Recent quarters can be incomplete because transactions take time to be registered. Figures may change when later records or corrections become available. The collection date appears on each location guide.
Which area is covered?
Sale records are matched using the Land Registry district and town information. Where a separate town series is unavailable, the guide uses the wider district and names it beside the chart. That district may include several towns.
Postal areas, historic counties and local-authority boundaries can differ. The location guides identify the geography used for their figures and link to an area reference. Nearby guides can include overlapping records, so their transaction counts should not be added together to calculate a county total.
Regional company-charge registrations
The regional figures count Companies House charge registrations for a selected group of lenders. A charge records security granted over company assets. It may relate to new borrowing, refinancing or an existing obligation, and one arrangement can involve multiple charges.
The figures include finance beyond semi-commercial mortgages. They do not show the amount advanced, mortgage interest rates or how much a lender would offer for an individual property.
Regions are identified using property postcodes in the charge particulars. Across the full lender sample, 81% of registrations could be matched to a region; unmatched records are excluded. This percentage describes the full sample, rather than the coverage of any one region.
The first-half comparisons total registrations in January to June of each year. The regional figures were compiled on 9 August 2026 and are a dated snapshot. They cover the stated region rather than an individual town.

Discussing a mortgage
A mortgage enquiry starts with your building, the income it produces and the funding you need. The local figures provide background information; the lender’s valuation and assessment concern your specific property.
