Understand the whole asset
A semi-commercial mortgage is a loan secured against property with both commercial and residential use. The commercial element brings lease terms, tenant and trading considerations; the residential element brings its own occupation, access and legal details. Mixed-use properties need a clear picture of both.
For an investment, distinguish contracted rental income from rent actually received and estimates for vacant units. Commercial mortgage lenders consider their own affordability criteria alongside valuation, credit and the borrower’s circumstances. A large deposit or an attractive gross rent does not guarantee approval.
Loan-to-value, or LTV, compares the loan with the value accepted for lending. Income assessment is a separate question. Compare semi-commercial mortgages on the same repayment basis and term, including fixed or variable interest, arrangement fees, legal costs and any early repayment charge. A public rate without its conditions is an incomplete comparison.

Ask about your situationA semi-commercial mortgage finances a property that combines commercial and residential use, such as a shop with a flat above. Lenders assess the whole property, its income and its occupiers rather than treating it as a standard residential purchase.

Some lenders consider limited companies and special purpose vehicles. They assess the company structure, directors, shareholders and the property, and may ask for personal guarantees. Get tax advice before choosing how to hold the property.
Tell the person arranging your finance at the outset. Occupation by you or a related person can change the regulatory treatment and the available lenders. The proportion used as a dwelling is one part of the assessment; it is not a complete eligibility test. We are not FCA regulated and only deal with non-regulated finance. Where regulated funding is required, we refer you to an FCA-regulated counterparty.
