A semi-commercial mortgage is finance secured against a property that combines commercial and residential use. A shop with separately let flats above is a common example.

Mixed-use describes the property

The residential part might be a flat, several apartments or other accommodation. The commercial part might be retail or office space. “Semi-commercial” is a lending description, not a promise that one set of criteria applies across the market.

Different lenders categorise the balance between commercial and residential elements differently. The share of value can matter as well as the layout. Ask how a lender classifies the actual building instead of assuming a universal percentage test.

What makes this different from buy-to-let?

A standard residential buy-to-let proposition centres on residential letting. A mixed-use building introduces commercial leases and property-specific issues alongside the residential income. The assessment needs to consider the whole security and the terms on which each part is occupied.

Borrowing depends on more than the price

Loan-to-value compares the loan with the property value used for lending. Rental coverage considers income against an assumed interest or debt-service amount. A property can satisfy one test and fail the other. Fees and the borrower’s circumstances also affect the proposal.

  • Income, vacancies and ongoing commitments.
  • Borrower background and ownership structure.
  • Loan purpose, deposit and repayment plan.

Mixed-use does not automatically mean unregulated

The borrower, security and use of the property all matter to regulatory treatment. Personal or family occupation of residential accommodation needs particular attention. A simple floor-area calculator cannot decide the legal classification.

How does a semi-commercial mortgage work in practice?

The mortgage is secured against the property described in the lending documents. For a typical mixed-use investment that might be one freehold containing a commercial unit and residential flats. The lender considers the security, borrower, loan purpose and income before deciding what terms, if any, it is prepared to offer. An enquiry or initial indication is not the same as a binding offer.

For an owner-occupied business property, trading information may be relevant alongside the accommodation. For an investment, the rent roll and leases explain how income is generated. Keep current income separate from forecasts for empty units, and disclose any personal or related-person occupation of the residential part. Those facts help establish the appropriate finance route.

What do the main mortgage terms mean?

Loan-to-value, often shortened to LTV, expresses borrowing as a percentage of the value used for lending. The loan term is the period over which the mortgage is scheduled to run. A fixed-rate period may cover only part of that term. At its end, a different rate can apply under the product terms, so the opening payment does not describe the whole future cost.

With capital repayment, scheduled payments include interest and a reduction of principal. With interest-only, the principal generally remains outstanding and needs an eventual repayment plan. Rental coverage or debt-service assessment is separate from this payment calculation. The amount requested can fit a loan-to-value limit yet fail an income test.

How do you compare commercial mortgage options?

Use a consistent loan amount, repayment basis and comparison period. Record interest, arrangement fees, valuation and legal costs, and any relevant early repayment charge. Note which fees are payable upfront, whether any are added to the mortgage and how much net cash is available. A rate without its associated fees and conditions is an incomplete comparison.

Property use can affect lender categorisation and appetite. A shop with flats, an office with accommodation and a trading pub are not interchangeable propositions. Where should you start if you have a building in mind?

Gather the address, particulars, asking price or value estimate, rent schedule and an outline of the title. Add the deposit, requested loan, intended borrower and target date. If works, vacancies or changes of use are involved, explain them explicitly. The purpose is to create an accurate short picture before a more detailed application is considered.

Who uses semi-commercial mortgages?

Borrowers may include property investors, limited companies and businesses acquiring premises with a residential element. The proposed use, security and borrower require individual assessment. Mixed-use properties are not all eligible under the same criteria.

How do commercial mortgage rates differ?

Rates depend on the lender’s product terms and the proposal. Compare interest rates alongside fees, repayment basis and exit charges. A commercial property purchase and a residential investment can fall into different lending categories.

Does rental income establish affordability?

Rental income is part of the assessment, but lenders consider their own criteria, costs, vacancies and the borrower’s circumstances. A commercial lease and residential tenancies should be shown separately. Gross rent is not net cash available for repayments.

Can a mixed-use property be financed with bridging loans?

Short-term bridging finance may involve a different discussion from long-term commercial mortgages. Explain any works, timeline and repayment exit. An intended refinance or sale should not be treated as guaranteed funding.

Does a mortgage broker decide whether a loan is approved?
