Finance for commercial premises with residential accommodation.

A shop and flat, an office with apartments or a block containing several uses needs a mortgage that takes the whole property into account. Tell us which units are included in the purchase or refinance, who occupies them and how much rent they produce.

If your business trades from the premises, explain that in your enquiry. The business’s trading income and rent from separate tenants need to be understood individually. If you or a family member will live in the accommodation, we also need to establish whether regulated finance is required.

What are you looking to do in Bedfordshire?

Buy a mixed-use property

Start with the asking or agreed price, available deposit and your proposed completion date. Sales particulars and a breakdown of the rent are useful. Identify any vacant units and repairs you intend to make after purchase. Our purchase finance guide explains the next steps.

Refinance or release capital

For an existing property, provide your estimated value, current mortgage balance and the amount you want to borrow. Include any early repayment charges and explain how additional funds would be used. Read about remortgages and capital raising.

Buy through a limited company

Tell us whether the company holds rental investments or operates the business in the building. We will need to understand the ownership structure, source of the deposit and any existing borrowing. Our limited company mortgage guide covers the information to prepare.

Allow for the full cost of the mortgage.

Your budget needs to cover the purchase contribution as well as valuation, legal costs, lender fees and property expenses. When comparing mortgages, look at the interest rate and fees over the period you expect to keep the loan. Check whether repayments reduce the capital balance and what it costs to repay early.

Use the mortgage calculator to explore monthly payments. For an initial discussion, a short description of the property and funding requirement is enough; a detailed application can follow once the proposal has been reviewed.

Property information for Bedfordshire.

The location guides include HM Land Registry sale-price charts with dates, transaction counts and the area covered. These records combine residential property types and the Other category, so they give a broad view of sales rather than a valuation of commercial or mixed-use buildings. Where a separate town series is unavailable, the guide clearly identifies the wider district used.

Regional company-charge registrations: East of England.

Companies House filings for the lenders covered by our analysis show 2,107 company-charge registrations linked to properties in East of England in the first half of 2026, compared with 1,897 in the first half of 2025 — a change of +11.1%.

These figures cover the whole region and selected lenders. A charge can relate to new borrowing, refinancing or an existing obligation; the figures do not show loan amounts or mortgage rates. About the property data.
