What affects how much you can borrow?

The lender considers the property’s value, the income available to support repayments and your circumstances as the borrower. Loan-to-value is the mortgage amount as a percentage of the value accepted by the lender. Your deposit covers the remaining purchase price, and you will also need to budget for fees and other purchase costs.

Commercial rent and residential rent

For a let building, provide the rent for each unit separately. A commercial lease may have a break date, a rent-free period or an upcoming expiry; the flats may have different tenants and tenancy dates. These details help explain how dependable the income is and when it could change.

For example, if the shop is empty but the upstairs flat is let, show the flat’s current rent and the shop’s expected rent separately. Include any work needed before the shop can be occupied. This gives a clearer starting point than one combined rental estimate.

Using the premises for your own business

If you will trade from the commercial part, explain what the business does, how long it has been operating and whether it will own the property or rent it from another company. Business accounts and trading information may be needed alongside the property details.
